Contracts Manager - Damp & Mould / Planned Maintenance
Location: South London (with travel across London and the South East)
Salary: Up to £65,000 + Excellent Package
The Role
An exciting opportunity has arisen for an experienced Contracts Manager to oversee the delivery of damp and mould remediation programmes across a portfolio of social housing contracts. The successful candidate will also support the delivery of voids, planned maintenance, and reactive maintenance works, ensuring projects are delivered safely, efficiently, on time, and within budget.
Managing multiple contracts simultaneously, you will work closely with operational teams, commercial colleagues, clients, and subcontractors to drive performance, maintain compliance, and deliver an excellent customer experience.
Key Responsibilities
Lead the operational delivery of damp and mould remediation contracts within occupied social housing.
Oversee additional planned maintenance, void refurbishment, and reactive maintenance works as required.
Manage Site Managers, Supervisors, Resident Liaison Officers, direct labour, and subcontractors.
Ensure contracts are delivered safely, on programme, within budget, and to agreed quality standards.
Monitor financial performance alongside commercial teams, including valuations, variations, and cost control.
Build and maintain strong client relationships through regular progress meetings and performance reviews.
Ensure full compliance with health and safety legislation, company procedures, and client requirements.
Review KPIs, programme performance, and customer satisfaction to identify opportunities for continuous improvement.
Produce operational reports and contribute to monthly contract reviews.
Support business growth through identifying efficiencies and maintaining high levels of client satisfaction.
Candidate Requirements
Previous experience as a Contracts Manager within the social housing or property maintenance sector.
Strong background delivering damp and mould remediation programmes.
Experience managing planned maintenance, voids, responsive repairs, or refurbishment contracts.
Excellent leadership and people management skills.
Strong commercial awareness with experience working alongside Quantity Surveyors.
Ability to manage multiple workstreams and operational teams simultaneously.
Excellent client-facing communication and stakeholder management skills.
Good knowledge of health and safety legislation and contract compliance.
Full UK Driving Licence.
