Cobalt is partnering with an established property management business in North London to recruit a Senior Property Manager. The business manages a varied portfolio of residential developments and offers experienced Property Managers the opportunity to take ownership of their portfolio while benefiting from performance related incentives.

The role

As a Senior Property Manager, you'll take responsibility for a varied portfolio of residential developments, overseeing the full property management cycle and building relationships with leaseholders, clients and contractors.

Portfolios are structured to balance workload and complexity, with exposure to larger developments and high-rise buildings. You'll have autonomy over your portfolio while working alongside the wider property management team and supporting junior colleagues where required.

Responsibilities

  • Manage a portfolio of residential developments, overseeing maintenance, repairs, compliance and day-to-day property matters.
  • Prepare and manage service charge budgets, ensuring accurate financial forecasting and cost control.
  • Manage Section 20 consultation processes and oversee major works projects in line with relevant legislation.
  • Organise and chair AGMs and other stakeholder meetings, providing clear communication and guidance.
  • Build and maintain relationships with leaseholders, clients, contractors and other stakeholders.
  • Oversee health and safety requirements, including fire safety actions and other compliance matters.
  • Carry out site visits and ensure resulting actions are progressed within appropriate timescales.
  • Monitor portfolio performance and identify opportunities to improve service delivery.
  • Provide guidance and support to junior colleagues, helping to develop their property management knowledge.
  • Maintain accurate records and ensure key portfolio objectives are delivered within agreed timescales.

About you

We're keen to speak with experienced Property Managers who have a strong technical understanding of residential block management and are comfortable taking ownership of a varied portfolio.

You'll also bring:

  • Strong working knowledge of residential block management.
  • Experience managing high-rise residential developments and associated building safety requirements.
  • Working knowledge of service charge budgets, Section 20 consultations and major works.
  • Good understanding of property legislation, health and safety and compliance.
  • Experience chairing AGMs and stakeholder meetings.
  • Good financial understanding and budget management skills.
  • Clear communication and stakeholder management skills.
  • Ability to manage competing priorities and take ownership of a portfolio.
  • A relevant TPI qualification is preferred, although strong industry experience will also be considered.
