Are you an experienced Property Manager looking for a role where you can genuinely take ownership of your portfolio and make a difference?

We're working exclusively on behalf of a growing property business with an exciting portfolio of residential and commercial properties across London and the South East. They are looking for a proactive, organised and commercially minded Property Manager to join their team and take responsibility for the smooth running of a varied portfolio.

This is a great opportunity for someone who enjoys being hands-on, building strong client relationships and solving problems rather than simply reacting to them.

The Role

As Property Manager, you'll be responsible for the day-to-day management of a portfolio of residential apartments and commercial spaces, acting as a key point of contact for clients, residents, leaseholders, tenants and contractors.

You'll have a varied role covering block management, compliance, maintenance, contractor management, service charges and tenancy matters, with plenty of opportunity to take ownership and add value.

Your responsibilities will include:

  • Managing a portfolio of residential properties and ensuring they are operated to a high standard.
  • Building and maintaining strong relationships with leaseholders, tenants and Residents' Management Companies.
  • Carrying out regular property and site inspections and ensuring maintenance issues are dealt with promptly.
  • Managing service charge budgets, invoicing, collections and arrears.
  • Organising and attending client meetings and AGMs, providing clear reports and advice.
  • Overseeing health & safety and fire safety compliance across the portfolio.
  • Managing fire risk assessments, remedial works, inspections and statutory testing.
  • Coordinating reactive and planned maintenance through Fixflo.
  • Logging, monitoring and progressing maintenance requests through to successful completion.
  • Appointing and managing contractors, obtaining quotations and overseeing works, quality and costs.
  • Developing strong relationships with trusted tradespeople and suppliers.
  • Managing contractor performance and ensuring appropriate insurance and health & safety requirements are met.
  • Overseeing third-party managing agents and monitoring performance against agreed SLAs.
  • Managing rent and service charge arrears, working with legal teams where required.
  • Maintaining accurate property records and documentation.
  • Keeping up to date with changes in property legislation and industry best practice.
  • Conducting property viewings and supporting the wider lettings process.
  • Preparing regular reports for senior management and contributing to improvements across the property portfolio.

What We're Looking For

We're looking for someone who is confident managing properties independently and is comfortable dealing with a wide range of stakeholders.

You'll ideally have:

  • 3-5 years' experience in property management, block management or a similar role.
  • Strong knowledge of property law, leasehold agreements and landlord & tenant legislation.
  • Experience managing health & safety and fire safety compliance.
  • Hands-on experience managing maintenance and contractors.
  • Experience using Fixflo - this is highly desirable.
  • Strong financial awareness, including service charges, invoicing and arrears management.
  • Excellent communication, negotiation and relationship-building skills.
  • Strong organisational skills and the ability to manage competing priorities.
  • Good working knowledge of Microsoft Office and AI tools.
  • A proactive, solutions-focused approach and the confidence to take ownership of issues from start to finish.
