Key Responsibilities Estates Surveyor
- Act as the primary point of contact for tenants across the Council's mixed commercial estate.
- Lead on Landlord and Tenant matters, including:
- Rent reviews
- Lease renewals
- Lease re-gears and negotiations
- Implementation of new lease agreements
- Build and maintain positive relationships with tenants, ensuring effective estate management and high levels of engagement.
- Work closely with legal teams to progress lease documentation and complete transactions in a timely manner.
- Liaise with finance colleagues to ensure rental income, service charges, and other payments are accurately recorded and reflected within financial and budget monitoring systems.
- Provide regular reporting on the status of:
- Lease renewals
- Rent reviews
- Tenant negotiations
- Estate management activities
- Monitor property income and expenditure budgets, identifying risks and opportunities.
- Prepare financial forecasts and provide accurate budget reporting to support strategic decision-making.
- Ensure compliance with relevant legislation, professional standards, and Council policies.
Essential Requirements Estates Surveyor
- MRICS qualified Chartered Surveyor.
- Significant experience in commercial Landlord and Tenant surveying.
- Proven track record of negotiating rent reviews, lease renewals, and new lease transactions.
- Experience managing a mixed-use or mixed commercial property portfolio.
- Strong stakeholder management and communication skills, with the ability to engage effectively with tenants, legal advisors, finance teams, and senior management.
- Experience of budget monitoring, financial reporting, and forecasting.
- Strong analytical and reporting skills with excellent attention to detail.
- Ability to manage multiple workstreams and deliver outcomes within agreed timescales.
